Offered for sale is 1,040 520 acres of vacant Elbert County secluded pasture, about half treed and an older abandoned improvement location.

Location

Property is located on north side of Chaparral Subdivision, 12 miles east and 8 north of Kiowa; or 18 miles west of Agate. Elbert County Rd 166 terminates at the building site.

Land Use

Total land (per Elbert County Assessor) is 1,040 Acres, located in the East Gulch of Bijou Creek valley and joins the Chaparral Development on the south. East side has varied stands of Ponderosa Pine Timber, has considerable roll and slope (from 4 to 20%). West valley side is open pasture, mostly gentle slope along the gulch. Presently utilized as summer pasture with some recreation (hunting) potential.

Alternative Uses

Has much the same soils as the neighboring sub-division. There are a number of potential secluded and open home sites. Present access may be restricted or limited, but several of the Chaparral Roads end at the fence line.

Water

Presently there are two windmills used for stock water. There also is an old windmill at the building location that may still be viable. State Engineer records show the two permitted wells as:

  • Permit No. 15799-A located in NE4NW4 of Section 8. Constructed August 1990. 40 ft. depth, static water in the column at 15 feet and test pumped at completion at 15 GPM.
  • Permit No. 154035 located in SE4NW4 of Section 5. Constructed July 1989; 80 ft. depth, static water in the column at 40 ft and test pumped at completion at 15 GPM.

Presently is a year to year pasture lease that could be terminated the end of the grazing season.

Improvements

Existing improvements at the building site have been abandoned for a number of years. They consist of a block constructed house, block constructed barn and several outbuildings and shelter sheds, none in usable condition. There also is a newer set of working corrals located in Section 8 that are usable.

Real Property Taxes for 2015 at $865.52

Comments

Is an unusual property for current Elbert County, as it is reasonable size of over 1,000 acres of which nearly half is "in the trees". It is secluded by location, and yet borders an active subdivision. Present access could be restricted to the owner and agricultural (grazing) use. The other option is several of the development roads end at the fence line, and could provide access for other uses.
